Fort Lauderdale’s newest luxury rental development, the Modera Port Royale, hit the market on schedule thanks to the advantages of PENETRON crystalline technology. The building’s foundation elements were treated with PENETRON ADMIX as a permanent waterproofing solution.
The latest addition to Port Royale Apartments, a 737-unit development, the Modera Port Royale is situated right on the Intracoastal Waterway in Fort Lauderdale, FL and adds 555 luxury units to the Port Royale community. Developed by Mill Creek Residential, Modera Port Royale features five 8-floor buildings on a 36-acre site. The apartments are configured as studio, one-, two- and three-bedroom units, many with stunning ocean and Intracoastal views. The complex features two swimming pools with sundeck, a two-story fitness center, an on-site marina with boat slips, and a parking garage.
Originally a bentonite type membrane was specified but proved insufficient due to the site conditions and a desire to value engineer the project. Replacing a conventional membrane system with a crystalline admixture for the foundation and below-grade structures provides key advantages. The PENETRON team worked with the contractor and ready mix supplier to come up with an optimal solution. Sizeable cost savings are achieved by eliminating all application labor and hidden project costs associated with traditional membrane systems. In addition, the construction schedule is accelerated and the amount of dewatering required for the jobsite is reduced.
PENETRON ADMIX SB – in pre-measured soluble bags – was added to the concrete during the mixing phase to provide comprehensive protection against concrete deterioration caused by the nearby saltwater and the resulting corrosion. The treated concrete was used in the hydrostatic slabs, the pile caps, and footings of the building foundations.
